# Export a deal analysis PDF

> Download a two-page PDF report of a deal you analyzed in Deal Analyzer, for any of the five strategies.

A deal analysis PDF is a two-page report of the numbers on your screen, ready to keep, print or send to a partner, lender or buyer. It works for all five strategies.

> **Note:** Export the report from Deal Analyzer after you have analyzed the deal. Selecting **Export PDF** first shows "Please run the analysis first before exporting." This is separate from the PDF reports on the Reports page. See [Reports and exports](https://docs.reinvestorhub.ai/guides/reports-and-exports/).

## Export the PDF

1. **Analyze the deal**

   Fill in the deal for your strategy and select **Analyze My Deal**. If you change any numbers afterward, select **Re-Analyze Deal** so the report matches what you see.

2. **Select Export PDF**

   The **Export PDF** button is in the row of buttons at the top of Deal Analyzer, next to **Clear Fields** and **Save to Pipeline**.

3. **Open the file**

   Your browser saves the PDF to its usual downloads location.

> **What you should see:** a "Generating PDF..." message, then "PDF exported successfully!" and a file in your downloads. Its name starts with the strategy and the property address, for example `fix-flip-123-main-st-austin-tx-` followed by a number.

## What is in the report

Every report is two A4 portrait pages with the Re:InvestorHub logo, the property address and the date it was generated.

**Page 1** shows the property, a **Deal Score** with its label, **Property Details** and **Key Financial Metrics** for your strategy:

| Short Term Rental | Monthly Cash Flow, Cash-on-Cash ROI, Cap Rate |
| Wholesale | Contract Price, Assignment Fee, Net Wholesaler Profit, Wholesaler ROI, Total Buyer Investment |

**Page 2** is the detail:

- **Fix & Flip:** acquisition costs, rehab budget, holding costs, selling costs and a profit summary.
- **BRRRR:** acquisition costs, rehab budget and refinance details.
- **Buy & Hold:** acquisition costs and annual performance.
- **Short Term Rental:** annual revenue, annual operating expenses and annual performance.
- **Wholesale:** purchase details or the full wholesale deal breakdown, next to the end buyer analysis.

The footer reminds readers that the report is for informational purposes only and that actual results may vary.

## Wholesale: choose what your buyer sees

For a wholesale deal, the report follows the **Hide Assignment Fee from Buyer Report** toggle in **Your Wholesale Deal**. It is on by default:

- **On:** a buyer-facing copy. It shows the total price and earnest money, and leaves out your fee, profit and ROI.
- **Off:** your internal copy, with the contract price, assignment fee, net profit and ROI.

> **Warning:** Check the toggle before you send a wholesale report to a buyer. A PDF you have already shared cannot be taken back.

> **Tip:** If the Deal Score on screen reads **Score withheld**, the PDF shows the same: a dash and the words **Score withheld** in place of a number. Add the fields the banner lists and select **Re-Analyze Deal** before you export, so your report carries a score.

## If something goes wrong

- **"Please run the analysis first before exporting."** Select **Analyze My Deal**, then export again.
- **"Failed to export PDF. Please try again."** Select **Export PDF** again. If it keeps failing, contact support.
- **Nothing downloads.** Check that your browser allows downloads from Re:InvestorHub.
