# Your first deal, start to finish > Search for a property, save it as a prospect, run the numbers, track it in your pipeline, and start its renovation project. By the end you will have followed one property from search to renovation project. It takes about **30 minutes**. > **Tip:** Your account may come with sample data: a sample property, deal, project, tasks and prospects. Open **Deal Pipeline** to look at the sample deal first and see what a tracked deal looks like. To keep your own data separate, this tutorial has you create a new deal. See [Sample data](https://docs.reinvestorhub.ai/guides/getting-started/sample-data/). ## 1. Search for a property Deal Search is where you look for on-market properties. 1. **Open Deal Search** In the sidebar, select **Deal Search**. It opens on the **Search Properties** tab. 2. **Search a city** Enter a city or address in the box labeled "Enter city or address", choose a match from the suggestions, and select **Search**. 3. **Pick a property** Look through the results table or the map, and select a property's photo or address to open its detail view. > **What you should see:** a map with a marker for each match, and a **Deal Search Results** table listing the same properties. For every filter and result column, see [Search for properties](https://docs.reinvestorhub.ai/guides/find-and-evaluate-a-property/search-for-properties/). ## 2. Save it as a prospect A prospect is a property you want to look at more closely. Saving one keeps it in a list while you decide. 1. **Add the property** Select **Add** in the results table, or **Add to Prospects** in the property's detail view. 2. **Find it in My Prospects** The page switches to the **My Prospects** tab, where the property now appears. > **What you should see:** a "Property added to prospects!" confirmation, and the button changes to **Added**. > **Tip:** Already know the address? Select **+ add manually**, next to the tabs, to enter it directly. ## 3. Run the numbers Deal Analyzer turns what you know about the property into a profit or cash flow breakdown and a Deal Score. 1. **Open the analyzer from the prospect** On the property's card in **My Prospects**, select **Analyze Deal**. Deal Analyzer opens with the address filled in. 2. **Choose a strategy** Under **Select Your Investment Strategy**, choose **Fix & Flip**, **BRRRR**, **Buy & Hold**, **Short Term Rental**, or **Wholesale**. 3. **Enter your numbers** Fill in the required fields, marked with a red asterisk, and as many recommended fields as you can. For **Fix & Flip**, the required field is **After Repair Value (ARV)**. Select **Check Comps** to look at recent sales nearby, and **Use as ARV** to copy a comparable's value into the form. 4. **Analyze** Select **Analyze My Deal**. > **What you should see:** the results column shows a **Deal Score** from 0.0 to 10.0 with a badge such as **Good Deal**, followed by a breakdown for your strategy. If recommended fields are missing, you see **Score withheld** instead. Add them and select **Re-Analyze Deal**. > **Note:** The score is a way to compare deals, not a verdict. See [Deal Score](https://docs.reinvestorhub.ai/reference/field-reference/deal-score/) for how to read it. For every field by strategy, see [Run the numbers](https://docs.reinvestorhub.ai/guides/find-and-evaluate-a-property/run-the-numbers/). ## 4. Save it to your pipeline 1. **Save** Select **Save to Pipeline**, near the top of the Deal Analyzer page. 2. **Open the board** Re:InvestorHub takes you to **Deal Pipeline** on its own. > **What you should see:** a "Deal saved to pipeline!" confirmation, and the property as a card in the **Analyzing** column of the **Acquisition Phase** tab. See [Create a deal](https://docs.reinvestorhub.ai/guides/track-a-deal/create-a-deal/) for more. ## 5. Move it to Closed Deals move by dragging their cards. Do this when you have actually closed on the property. 1. **Drag the card** On the **Acquisition Phase** tab, drag the card from **Analyzing** to **Make An Offer**, then **Under Contract**, then **Closed**. > **What you should see:** a **Deal updated successfully** confirmation each time, and the count badges on the columns update. > **Warning:** Only a **Closed** deal can start a renovation. Drag a deal to **Closed** only when it reflects what really happened, so your pipeline numbers stay accurate. If you drag it by mistake, drag it back. See [Move a deal through stages](https://docs.reinvestorhub.ai/guides/track-a-deal/move-a-deal-through-stages/). ## 6. Start the rehab project 1. **Start rehab** On the closed deal's card, which reads **Closed. Ready to renovate?**, select **Start rehab**. The board switches to the **Rehab Phase** tab with the card in **Planning**. Re:InvestorHub creates a renovation project for the deal at the same time. 2. **Open the project** In the sidebar, select **Projects**, and find the new project. > **What you should see:** a "Deal moved to rehab planning!" confirmation, and a project named after the property's address, ending in "Renovation", with a **Planning** status badge. > **Note:** Once the project exists, the card offers **Open project**, which takes you straight to it. See [Turn a deal into a project](https://docs.reinvestorhub.ai/guides/run-a-renovation-project/turn-a-deal-into-a-project/). ## What you did - Searched for a property and saved it as a prospect. - Ran the numbers and read the Deal Score. - Saved the deal to your pipeline and moved it to **Closed**. - Started rehab, which created a renovation project. ## Where to go next - [Phases and tasks](https://docs.reinvestorhub.ai/guides/run-a-renovation-project/phases-and-tasks/): Plan the work on your new project. - [Budget and change orders](https://docs.reinvestorhub.ai/guides/run-a-renovation-project/budget-and-change-orders/): Set a budget and log what you pay. - [Work with the AI coaches](https://docs.reinvestorhub.ai/guides/work-with-the-ai-coaches/): Ask Annie, Lenny or Sid about your deal. - [Sample data](https://docs.reinvestorhub.ai/guides/getting-started/sample-data/): An Admin can clear the sample workspace when you are ready.
