# Turn a deal into a project > Move a closed deal into a renovation project so you can track phases, budget, and contractors separately from the deal. Once you've closed on a property, you can turn that deal into a renovation project. A project has its own phases, budget, team, and timeline, separate from the deal record you used to analyze and close on the property. ## Before you start You need a deal that has reached the **Closed** stage on your Deal Pipeline board. See [deal stages](https://docs.reinvestorhub.ai/reference/field-reference/deal-stages/) if you're not sure how to move a deal there. ## Start the rehab Open your Deal Pipeline board and find the deal in the **Closed** column of the **Acquisition Phase** tab. Any of these starts the rehab, and they all do the same thing: - Select the **⋮** menu on the deal's card and choose **Start Rehab**. - Use the **Start rehab** prompt on the card ("Closed. Ready to renovate?"). - Drag the card from the **Closed** column into the **Planning** column on the **Rehab Phase** tab. Re:InvestorHub moves the deal into the Rehab Phase board and creates its renovation project for you at the same time. > **What you should see:** a "Deal moved to rehab planning!" message, and the deal in the **Planning** column of the **Rehab Phase** tab. On the **Projects** page there is a new project named after the property, for example "123 Main St Renovation", with a **Planning** status badge. > **Note:** Once the project exists, the deal card shows "In rehab. Track the work in your project." with an **Open project** button that takes you to it. ## What the new project starts with | Setting | Starts as | |---|---| | **Project Name** | The deal's address followed by "Renovation". Rename it any time. | | **Related Deal** | The deal you started from, so the two stay connected. | | **Project Type** | **Full Renovation** | | **Project Status** | **Planning** | | **Budget** | **Simple** mode, with the deal's rehab budget as the **Total Project Budget**. If the deal had no rehab budget, the budget is blank. | | **Progress** | 0% complete, health **On Track** | | **Dates** | Not set yet | ## Finish setting up the project Open the project from the **Projects** page and select **Edit** to fill in what the deal could not: - On the **Timeline** tab, set a **Start Date** and a **Target Completion Date**, then add phases. See [Phases and tasks](https://docs.reinvestorhub.ai/guides/run-a-renovation-project/phases-and-tasks/). - On the **Budget** tab, keep the single total or switch to **Detailed** to break it into line items. See [Budget and change orders](https://docs.reinvestorhub.ai/guides/run-a-renovation-project/budget-and-change-orders/). - Change the **Project Type** if the work is narrower, such as a kitchen remodel. See [project statuses](https://docs.reinvestorhub.ai/reference/field-reference/project-statuses/) for what each status means. ## Start from the Projects page instead You don't have to start from a deal card. From the Projects page, click **New Project** to open the same Create New Project form without a deal attached. In **Basic Information**, use the **Related Deal** dropdown to attach any deal that isn't marked **Dead**, not only ones that have closed. Everything else about filling out the form works the same way. > **Tip:** Once a project reaches **Ready to List** or **Completed** and isn't already linked to a property, its card offers an **Add to portfolio** action. See [project statuses](https://docs.reinvestorhub.ai/reference/field-reference/project-statuses/) for the full status list and how projects move through them.
