# How the AI coaches use your data

> What Lenny, Sid and Annie each cover, what a coach can see on the page you are on, how AI credits and guided assistance work, and where a coach's advice stops.

Re:InvestorHub has three AI coaches. Each answers questions in one area of real estate investing. When you open a coach from a deal, property or project, it also receives the details of that record, so you do not have to retype them.

## The parts

| **Lenny** | Financing Coach | Mortgages, hard money, DSCR and portfolio loans, creative financing, loan pre-qualification and rate shopping. |
| **Sid** | Construction & Rehab Expert | Rehab budgets and cost estimates, contractor vetting, scope of work, project timelines, permits and inspections, punch lists. |
| **Annie** | Real Estate Market Expert | Market analysis, ARV and comps, negotiation, offer structuring, and agent and seller dynamics. |

Coaches are available on Silver and Gold.

## What a coach can see

A coach sees what you type in the conversation. When you open it from a record or page, it also sees that page's details.

| **Deal Pipeline** card prompts, such as **Ask Annie** or **Ask Lenny** | The saved deal on that card. |
| **Portfolio** property prompts | That property's details. |

| A project, including **Talk to Sid - Your AI Construction Coach** | That project's details. |
| **Ask AI Coach** on the Dashboard, which opens the AI Coach page | Nothing beyond what you type. |

The details are used to answer you in that conversation.

## Using the coach window

- Type in the box that reads **Ask** followed by the coach's name, then select **Send** or press Enter.
- Select **Stop** to cut an answer short.
- Use **Switch coach** to change coach, and **Conversation history** to reopen a past conversation under **Recent conversations**.
- Use **Pop out to window**, **Minimize** or **Close** to arrange the window.

## AI credits

Coach conversations use AI credits. Your plan gives you a monthly allowance, 2,000 credits on Silver and 5,000 on Gold, and the allowance resets every 30 days, on the same cycle as your other monthly allowances. Unused credits do not carry over. The coach feedback you can request in the Deal Analyzer also uses credits.

## Guided assistance

Cards and pages show short next-step prompts, such as "Closed. Ready to renovate?" or **Ask Annie** on a deal that is under contract. These are **guided assistance**. They suggest a question and open a coach with it already typed. They never send it for you.

To hide all of them, open **Settings**, find **Guided Assistance** and turn the **Guided assistance** switch off. This hides the tips and coach invitations across the app. The coaches themselves are still there when you open them.

## Where a coach's advice stops

> **Warning:** The coaches are AI, not licensed financial, legal, tax, lending or real estate professionals. The window reminds you, "AI can make mistakes. Always verify important information." Confirm loan terms, contractor quotes, permit rules and legal or tax questions with a qualified person before you act.

## Good to know

- A coach only knows what is in the conversation and the page you opened it from. If a number matters, say it in your question.
- A coach's answer is a suggestion for you to weigh.
- If a coach is not available on your plan, upgrade from **Settings**.
