# How your portfolio numbers are calculated > How Total Equity, Total Invested Capital, Portfolio ROI, Occupancy Rate and the other Portfolio cards are worked out from what you enter. The cards at the top of the **Portfolio** page are not stored figures. Re:InvestorHub adds them up from the properties you have entered, so they change the moment you edit a property. If a card looks wrong, the cause is almost always a missing or outdated field on one property. ## The parts | Card | How it is worked out | |---|---| | **Total Properties** | The number of properties shown. | | **Total Units** | The units across those properties. | | **Occupancy Rate** | Rented units divided by total units. | | **Total Equity** | For each property, its value minus its loan balance, added together. | | **Total Invested Capital** | For each property, its purchase price minus its loan balance, added together. | | **Total Loan Balances** | The **Current Loan Balance** of each property, added together. | | **Monthly Cash Flow** | The **Monthly Cash Flow** you entered on each property, added together. | | **Portfolio ROI** | A year of cash flow divided by total purchase price. | Large amounts are abbreviated, for example **$150K** or **$1.20M**. ## What each number depends on **Value.** A property's value is its **Current Value**. If you left that blank, Re:InvestorHub uses the **Purchase Price** instead, so a property you never revalued is valued at what you paid. **Equity.** Value minus **Current Loan Balance**. With no loan balance entered, equity equals value. The property form shows this as **Calculated Equity: Current Value - Loan Balance**. Equity can be negative, and **Total Equity** turns red when it is. **Invested capital.** **Purchase Price** minus **Current Loan Balance**, never below zero for a single property. It is roughly your down payment plus the loan you have paid off. It does not include renovation spending. **Portfolio ROI.** Your **Monthly Cash Flow** total is multiplied by 12, then divided by the total of all **Purchase Price** values. It measures yearly cash flow against what the properties cost, not against the cash you put in, and it ignores appreciation and rehab spending. With no purchase prices entered it shows 0%. **Occupancy.** Occupancy counts units, not properties. For each property: - If it lists units in the unit table, each unit with the status **Rented** counts as occupied. - If it has no unit table, a property with the status **Rented** counts all its units as occupied, and one with any other status counts none. A single-family home, condo or townhouse has 1 unit, a duplex 2, a triplex 3 and a fourplex 4. A single family home with an ADU counts at least 2. If you type a **Total Units** number, that number wins. **Monthly Cash Flow.** This is a number you enter, not one the app derives. The app adds your entries together. For a property with several units, **Monthly Rent** is the sum of the unit rents, but cash flow is still a figure you type. ## A worked example You own two properties. | | Purchase Price | Current Value | Loan Balance | Monthly Cash Flow | Units rented | |---|---|---|---|---|---| | Single family home | $200,000 | $240,000 | $150,000 | $400 | 1 of 1 | | Duplex | $300,000 | blank | $240,000 | $600 | 1 of 2 | - **Total Equity:** ($240,000 - $150,000) + ($300,000 - $240,000) = **$150K**. The duplex uses its purchase price as its value. - **Total Invested Capital:** ($200,000 - $150,000) + ($300,000 - $240,000) = **$110K** - **Total Loan Balances:** **$390K** - **Monthly Cash Flow:** **$1,000** - **Portfolio ROI:** $1,000 x 12 = $12,000, divided by $500,000, is **2.4%** - **Occupancy Rate:** 2 rented units out of 3 is **67%** ## Good to know - The cards follow your search and filters. If you search by city or filter by status or type, the cards total only the properties on screen. - A property with no purchase price adds nothing to invested capital and ROI. A property with no loan balance adds its full value to equity. - Equity is based on the value you enter. It does not update itself as the market moves. - On a multi-unit property, **Rented** and **Vacant** follow its units. A duplex with one tenant shows as **Rented**. - Each entity's section shows its own **Equity** and **Cash Flow**, added up the same way for the properties it owns. > **Tip:** Keep **Current Value** and **Current Loan Balance** up to date on each property. They drive equity, and equity is the card people most often compare against their own records. ## Related - [Reports and exports](https://docs.reinvestorhub.ai/guides/reports-and-exports/): Export portfolio figures as a report. - [Roles explained](https://docs.reinvestorhub.ai/reference/team-and-roles/roles-explained/): What each teammate can do with your portfolio.
