Deal Score

Every deal you run through Deal Analyzer gets a Deal Score, so you can compare deals at a glance without re-reading every line of the results.

The scale

Deal Score runs from 0.0 to 10.0, shown to one decimal place (7.5, not 8 or 75). A higher number is always better.

If you see a number larger than 10 next to a deal, it isn't the Deal Score. It's one of the other figures on the results page, most likely a percentage return like ROI. Check the label before comparing it to anything in this article.

Reading the label

Next to the score, Deal Analyzer shows a badge naming the band the deal falls into:

  • Excellent Deal
  • Good Deal
  • Fair Deal
  • Poor Deal

The bands run in that order, from strongest to weakest.

Score withheld

If required fields for the strategy you're analyzing are still missing, Deal Analyzer shows Score withheld in place of a number. Fill in the missing fields and select Re-Analyze Deal to get a score.

Wholesale deals also show a Deal Grade

Wholesale deals carry an additional Deal Grade block, shown right below the 0-10 Deal Score on the results page, not instead of it. It pairs a letter grade with a short label. The same Deal Grade also appears on the Export PDF report for a wholesale deal, alongside the Deal Score.

Deal Grade is specific to wholesale deals. It does not appear on deal cards in your Deal Pipeline or in a deal's details view, which show the 0-10 Deal Score only.

Where you'll see it

  • On the results page after you select Analyze My Deal in Deal Analyzer, for whichever strategy you're analyzing
  • On each deal's card in your Deal Pipeline, labeled Score
  • When you open a deal from the pipeline, in its details view
  • On a deal's Export PDF report

All of these show the same number for the same deal. They're just different places you'll run into it.

If a deal scores low

  • If the results page shows Score withheld instead of a number, that deal hasn't actually been scored yet. Add the missing fields called out above the score and select Re-Analyze Deal.
  • If the deal has a real score and it's lower than you'd like, treat that as a prompt to revisit the numbers you entered (purchase price, rehab budget, financing terms, rent estimate, and so on) and select Re-Analyze Deal again after adjusting them.
  • Deal Analyzer sometimes surfaces a short note from one of the AI coaches (Lenny, Sid, or Annie) addressing a specific concern with the deal, right below the score card. You can also start a conversation with an AI coach directly to talk through a deal.
  • Your Deal Pipeline shows the Score on every card, so you can scan your saved deals side by side and see how a weaker one compares to the rest.
