Deal Analyzer inputs by strategy

The required and recommended inputs for each Deal Analyzer strategy, and what happens to your Deal Score when recommended inputs are missing.

Deal Analyzer asks for different inputs depending on the strategy you pick: Fix & Flip, BRRRR, Buy & Hold, Short Term Rental or Wholesale. Inputs fall into two groups.

  • Required inputs are the minimum. Until you fill them in, Analyze My Deal stays disabled and the page shows “Complete all required fields to analyze your deal”.
  • Recommended inputs make the analysis complete. You can analyze without them, but the Deal Score shows a dash with Score withheld until they are filled in.

When recommended inputs are missing, a yellow banner titled “Woops! it looks like this score could use a bit more data!” lists them by group, for example “It looks like you’re missing the financing data”. Add the fields, then select Re-Analyze Deal.

Each table gives the label on the form, and the wording the banner uses when the input is missing.

Interest Rate % Interest rate
Loan Term (Years) Loan term
Closing Costs Closing costs
Total Rehab Amount Total Rehab Amount
Holding Period (Months) Holding period
Monthly Carrying Costs Monthly carrying costs
Total Selling Costs, or any one of the selling cost line items Total selling costs

If you turn on Cash Purchase, the loan-only inputs (Down Payment %, Interest Rate % and Loan Term (Years)) are no longer expected, and they never appear in the missing-data banner. Closing Costs is still recommended, because a cash deal has closing costs too.

A number input counts as filled in only when it is above zero. A blank field or a zero is listed as missing in the banner. The one exception is Total Rehab Amount: a $0 you type yourself counts as filled in, because a deal with no rehab is a real answer. A blank field is still listed as missing.
