Run the numbers

Deal Analyzer turns the numbers you know about a property into a full breakdown for whichever strategy you're considering, plus a Deal Score you can use to compare it against your other deals.

Open Deal Analyzer

  1. In the sidebar, select Deal Analyzer.

You can also open it pre-filled from a property you've already saved. In Deal Search's My Prospects tab, select Analyze Deal on a property's card (or from its action menu) to open Deal Analyzer with the address and any details already filled in. Either way lands you on the same form.

Pick your strategy

Under Select Your Investment Strategy, choose one of the five cards:

Buy & Hold Long-term rental income
Short Term Rental Nightly / vacation rental income
Wholesale Assign contract for fee

The form below the cards changes to match. You can switch strategies later; your property details carry over, but the strategy-specific numbers don't.

Enter the property details

Under Property Information, start typing the property's address and select it from the suggestions. Deal Analyzer auto-fills City, State, and ZIP Code, and, when available, Property Type, Bedrooms, Bathrooms, Sq Ft, and Year Built. Property Type also includes Condo, Townhouse, Duplex, Triplex, Fourplex, Multifamily (5+ units), Land, and Commercial. For a Wholesale deal, this section also has two optional notes fields, Property Condition and Seller Motivation.

Enter the numbers for your strategy

Every strategy needs a Property Address and a Purchase Price (labeled Contract Price (with Seller) for Wholesale). Beyond that, each strategy has its own required field before you can run an analysis, and its own set of recommended fields that fill out a full score:

Required fields are marked with a red asterisk. The rest are optional, but skipping them changes what you see on the results page; see Read the results below.

What each strategy's form covers, beyond the shared fields above:

  • Fix & Flip: Purchase & Financing, a Rehab Budget (with an optional itemized breakdown and construction financing), After Repair Value (ARV), Flip Details (holding period, monthly carrying costs), and Selling Costs.
  • BRRRR: the same Purchase & Financing, Rehab Budget, and ARV sections as Fix & Flip, plus a Refinance Details section and Expected Monthly Rent.
  • Buy & Hold: Purchase & Financing, Expected Monthly Rent, and rental expenses (property tax, insurance, property management %, vacancy rate, maintenance reserve %, HOA, owner-paid utilities).
  • Short Term Rental: Purchase & Financing, furnishing/startup costs, revenue inputs (ADR, occupancy %, available nights per year, average length of stay, cleaning fees), and operating costs (property management %, channel/platform fees, supplies, utilities, internet, software, repairs & maintenance %, HOA, property tax, insurance, lodging tax %). A toggle lets you model 12 months of seasonality instead of one annual average.
  • Wholesale: Your Wholesale Deal (contract price with seller, assignment fee, marketing costs, and inspection / title-escrow / other costs, each with a choice of who pays it, you or the end buyer; earnest money deposit; estimated days under contract) and End Buyer Analysis (the buyer's investment strategy, estimated rehab cost, After Repair Value, buyer's down payment %, and, if the buyer's strategy is a rental, expected monthly rent). The End Buyer Analysis numbers model what the person you assign the contract to would experience, and feed the Buyer's Projected Profit and Buyer's ROI you'll see in the results.

Select Analyze My Deal

Once the required fields for your strategy are filled in, select Analyze My Deal. Until then, the button stays disabled and shows "Complete all required fields to analyze your deal" underneath it.

What you should see: the results column updates in place, showing a Deal Score card at the top followed by a breakdown that matches your strategy. To update the results after changing an input, select Re-Analyze Deal.

Read the results

Deal Score

Every analyzed deal gets a Deal Score from 0.0 to 10.0, shown to one decimal place, with a badge underneath naming the band it falls into: Excellent Deal, Good Deal, Fair Deal, or Poor Deal. A higher score is always better.

If you haven't filled in the recommended fields listed in the table above, Deal Analyzer shows Score withheld instead of a number, along with a banner explaining which fields are still missing, grouped by category (for example, "It looks like you're missing the financing data"). Add the listed fields and select Re-Analyze Deal to get a score.

Wholesale deals also show a Deal Grade

For Wholesale deals specifically, the results include a separate Deal Grade block right below the Deal Score, not instead of it: a letter grade paired with a short label (for example, "D — Thin — Hard to Assign"). Deal Analyzer also tells you, in plain language, whether your assignment fee leaves the deal in a sellable range for the end buyer, and suggests renegotiating the contract price or lowering your fee if it doesn't.

The rest of the breakdown

Below the score, Deal Analyzer shows the headline numbers for your strategy, then a fuller breakdown that mirrors what you entered:

  • Fix & Flip: Net Profit, ROI, and Cash-on-Cash ROI, plus a Purchase Breakdown, Rehab Breakdown, Flip Details, and Selling Costs.
  • BRRRR: Monthly and Annual Cash Flow, Cash-on-Cash ROI, Expected Cash Back When You Refinance, Money You're Leaving in the Deal, and Cap Rate (on ARV), plus a Purchase Breakdown, Rehab Breakdown, Refinance Details, and Rental Income & Expenses.
  • Buy & Hold: Monthly and Annual Cash Flow, Cash-on-Cash ROI, Cap Rate, and Debt Coverage Ratio, plus a Purchase Breakdown and Rental Income & Expenses.
  • Short Term Rental: Monthly Cash Flow, Cash-on-Cash ROI, Cap Rate, and Break-even Occupancy, plus annual Revenue, Operating Expenses, and Financing & Cash Invested sections (and a Seasonality section, if you turned that on).
  • Wholesale: Assignment Fee, Net Profit, ROI, and Capital at Risk (earnest money plus the costs you pay, since earnest money is returned at closing), plus a Wholesale Deal Breakdown and an End Buyer Analysis section showing what the deal would look like for whoever you assign it to.

If your deal scores low, Deal Analyzer sometimes shows a short note from one of the AI coaches, Lenny, Sid, or Annie, addressing a specific concern with the numbers you entered, right below the score card.
