Turn a deal into a project
Once you've closed on a property, you can turn that deal into a renovation project. A project has its own phases, budget, team, and timeline, separate from the deal record you used to analyze and close on the property.
Before you start¶
You need a deal that has reached the Closed stage on your Deal Pipeline board. See deal stages if you're not sure how to move a deal there.
Move the deal into the Rehab Phase board¶
Open your Deal Pipeline board and find the deal on the Closed column of the Acquisition Phase tab. There are two ways to move it into the renovation workflow, and both do the same thing:
- Click the ⋮ menu on the deal's card and choose Start Rehab.
- Or use the Start rehab prompt that appears directly on the card ("Closed. Ready to renovate?").
You can also drag the card from the Closed column straight into the Planning column on the Rehab Phase tab, which has the same effect.
Note
This step moves the deal into the Rehab Phase board. It doesn't create the project by itself, that's the next step.
What you should see: switch to the Rehab Phase tab and the deal now sits in its Planning column. Its card shows a new prompt: "In rehab. Track the work as a project?"
Create the project¶
On that card, click Create project.
This opens the Create New Project form. On the Overview tab, the Basic Information section already has the deal filled in: Related Deal is set to the deal you started from, and Project Name and Property Address are pre-filled from the deal's address.
From here, fill in the rest of the project:
- Project Type defaults to Full Renovation. Change it if the work is more specific, such as a kitchen remodel or a cosmetic update.
- On the Timeline tab, set a Start Date and a Target Completion Date. Both are required before you can save.
- Project Status and Health Status have defaults. If you leave Project Status on its starting value, the project is created as Planning, the same default a project would start at either way. See project statuses for what each one means.
- The deal's rehab budget isn't carried over automatically. Set the project's budget on the Budget tab, or come back to it later.
When you're ready, click Create Project in the footer.
What you should see: a confirmation toast, and you land back on the Projects page with your new project showing as a card. It carries a Planning status badge and 0% progress until you start logging work against it.
What carries over from the deal¶
When you create a project this way, it starts out with:
- The link back to the originating deal (Related Deal), so the deal and project stay connected.
- The project name, defaulted to the deal's address (you can rename it).
- The property address, split into street, city, state, and ZIP.
Everything else, budget, project type, dates, status, and health, is something you set when you create the project rather than something pulled from the deal.
Start from the Projects page instead¶
You don't have to start from a deal card. From the Projects page, click New Project to open the same Create New Project form without a deal attached. In Basic Information, use the Related Deal dropdown to attach any deal that isn't marked Dead, not only ones that have closed. Everything else about filling out the form works the same way.

Once a project reaches Ready to List or Completed and isn't already linked to a property, its card offers an Add to portfolio action. See project statuses for the full status list and how projects move through them.
