Analyze a fix and flip
Enter your purchase, rehab, ARV, holding and selling costs in Deal Analyzer to see a flip's net profit and ROI, then save it to your pipeline.
Use the Fix & Flip strategy when you plan to buy a property, renovate it, and sell it. This page covers the sections specific to a flip. The steps every strategy shares (opening Deal Analyzer, choosing a strategy, entering the address) are in Run the numbers.
What you need
Section titled “What you need”| Fields | |
|---|---|
| Required | Property Address, City, State, ZIP Code, Purchase Price, ARV (After Repair Value) |
Required fields have a red asterisk, and Analyze My Deal stays disabled until they are filled in. Other fields are optional, but if some are missing you see Score withheld instead of a Deal Score, with a banner listing what to add. If you check Cash Purchase, the loan fields are not needed.
Enter your flip
Section titled “Enter your flip”In Deal Analyzer, under Select Your Investment Strategy, select Fix & Flip, then pick the property address under Property Information.
Enter the Purchase Price. Then enter Down Payment %, Closing Costs, Interest Rate % and Loan Term (Years). For an all-cash deal, check Cash Purchase to hide the down payment, rate and term. Chat with Lenny opens the financing coach.
Either enter one number in Total Rehab Amount, or select Use Line Items to price each trade separately: Permits & Fees, Roofing, Foundation, Framing, Electrical, Plumbing, Kitchen, Bathrooms, Windows, Flooring, Paint (Interior/Exterior), Landscaping, HVAC, Doors and Exterior (Siding, etc.). A Line Items Total adds them up. Select Use Total Amount to switch back. If the property needs no work, type 0 in Total Rehab Amount; a typed zero counts as entered, while a blank field is listed as missing.
Check Include 10% Contingency to add a 10% buffer to the rehab budget for unexpected costs.
Under Construction Financing, choose a Financing Type: None (Cash), Percentage of Rehab or Fixed Amount. Enter the Financed Percentage or Loan Amount, then the Interest Rate % for that loan.
Under After Repair Value (ARV), enter the ARV (After Repair Value): your estimate of what the property is worth once the work is done. To fill it from a nearby sale, select Check Comps and then Use as ARV (Check comps and set ARV). Use ARV Notes (Optional) to record how you got the number. Chat with Annie opens the market coach.
Enter your Holding Period (Months), the time you expect to own the property, and your Monthly Carrying Costs (mortgage, utilities, insurance per month).
Enter one number in Total Selling Costs (agent commission, title, escrow and so on), or select Use Line Items for Agent Commission, Title Fees, Escrow Fees, Buyer Concessions, Transfer Tax and Other Costs.
The button is in the results column on the right.
Read the results
Section titled “Read the results”The Investment Summary shows three numbers:
- Net Profit: what you keep after all costs. It is red if it is zero or negative.
- ROI: net profit as a percentage return.
- Cash-on-Cash ROI: the return on the cash you put in.
Below it, a Deal Summary card shows your Total Investment and Net Profit. Then four sections you can open and close, each mirroring what you entered:
- Purchase Breakdown: purchase price, down payment, loan amount, rate, closing costs, holding costs and monthly mortgage.
- Rehab Breakdown: rehab costs, contingency, Total Rehab Budget, and any construction financing.
- Flip Details: your ARV and holding costs.
- Selling Costs: each selling cost you entered and the Total Selling Costs.
The badge next to the score reads Excellent Deal, Good Deal, Fair Deal or Poor Deal. For what to do with a low or withheld score, see Deal Score.
If your deal scores low, a short note from one of the AI coaches (Lenny, Sid or Annie) can appear under the score.
