Add a property
Add a property to your portfolio, record its units, tenants, rent, values, loans, and lease dates, and keep it up to date.
Add a property to your portfolio to track what you own: its value, what you owe, who rents it, and what it earns each month. You can start from a deal you closed or type the details in yourself.
Open the form
Section titled “Open the form”In the sidebar, select Portfolio.
Select Add Property at the top right. The Add New Property form opens.
Fill in the property
Section titled “Fill in the property”Under Property Address, enter the Street Address. It is the only required field. Add City, State, and ZIP if you have them.
Under Ownership, open Owning Entity (LLC, etc.) and choose an entity, or No entity assigned. To make a new one, choose New Entity. See Organize properties by entity.
Under Property Details, choose a Property Type: Single Family, SFR + ADU, Duplex (2 units), Triplex (3 units), Fourplex (4 units), Condo, Townhouse, or Multifamily (5+ units). Choose a Status: Vacant, Rented, In Rehab, or Listed for Sale. Then add Bedrooms, Bathrooms, Square Feet, and Year Built.
For a Multifamily or SFR + ADU property, enter Total Units. An SFR + ADU property always has at least 2. Duplexes, triplexes, and fourplexes get 2, 3, and 4 units automatically. A Unit Management card appears with one row per unit. For each unit:
- Enter the Unit #.
- Set Status to Rented or Vacant.
- Enter the Monthly Rent.
- If the unit is Rented, enter the Tenant Name and pick a Lease End date. Both stay disabled for vacant units.
Under Financial Information, enter Purchase Price, Current Value, Original Loan Amount, and Current Loan Balance. Calculated Equity updates as you type.
Enter Monthly Rent and Monthly Cash Flow. Add any Notes.
Under Property Images, select Click to upload or drag files in.
Select Add Property.
How units change the other fields
Section titled “How units change the other fields”On a multi-unit property the units are the source of truth.
- Monthly Rent becomes read-only and shows the sum of your unit rents.
- A badge on the Unit Management card shows how many units are occupied out of the total, and that drives occupancy.
- Rented and Vacant follow the units. If any unit is rented, the property reads Rented, otherwise Vacant. In Rehab and Listed for Sale stay as you set them.
Edit, view, or delete a property
Section titled “Edit, view, or delete a property”Each property card has a menu with View Details, Edit Property, and Delete. View Details shows everything you entered in one place, including type, units, financials, and rent. To change a unit’s tenant or lease end date, use Edit Property.
Find properties in a large portfolio
Section titled “Find properties in a large portfolio”Use Search by address or city… and the Status and Property Type filters above the cards. The buttons to the right switch between grid and list, and Group by Entity groups cards under their owning entity. The Status filter uses the same status a card shows, so a duplex with a tenant in one unit appears under Rented.
If something goes wrong
Section titled “If something goes wrong”- A “Please enter a property address” message appears. The street address is required. Enter it and select Add Property again.
- The property saved but its images did not. Open the property with Edit Property and add the images from there.
