Create a deal

A deal is how Re:InvestorHub tracks a property through your buying process, from evaluating it to closing. You create one by saving it from Deal Analyzer, and every new deal starts in the Analyzing stage.

Save a deal from Deal Analyzer

  1. Open Deal Analyzer. You can get there from the sidebar, from Add Deal in the dashboard header, from Add New Deal at the top of your Deal Pipeline, or by selecting Analyze Deal on a property you've already saved to prospects. All of these open the same Deal Analyzer form.
  2. Enter the property's Address, at minimum. See Run the numbers for picking a strategy and filling in the rest of the form.
  3. Select Save to Pipeline, near the top of the Deal Analyzer page.

What you should see: a "Deal saved to pipeline!" confirmation, then Re:InvestorHub takes you to your Deal Pipeline, where the property now appears as a card in the Analyzing column of the Acquisition Phase tab.

Tip

You don't have to finish the analysis to save a deal. Save to Pipeline is enabled as soon as you've entered an address, so you can save a property to your pipeline and fill in the rest later. If you run the analysis with some recommended fields still missing, Deal Analyzer tells you the same thing: "Save anytime. Your pipeline doubles as a watchlist while you gather the rest." Come back and finish the details, then select Re-Analyze Deal, whenever you're ready.

If you opened Deal Analyzer from a property already saved in Deal Search's My Prospects tab, saving to your pipeline also copies over that property's photos, so they show up on the deal.

What you should see on the deal card

Right after saving, the deal's card on your Deal Pipeline board shows:

  • The property's address
  • A strategy badge (for example, "FIX AND FLIP"), once you've selected one
  • A Score badge, once you've completed enough of the analysis for Deal Analyzer to produce one; see Deal Score for what it means and where else it shows up
  • Purchase price, projected profit, and ROI, once you've entered enough numbers for Deal Analyzer to calculate them

A deal you saved with only an address won't show a score or the financial figures yet. Open the deal and finish the analysis whenever you're ready, then select Re-Analyze Deal to fill those in.

There's one way in

Every deal starts the same way: through Deal Analyzer, ending with Save to Pipeline. The dashboard's Add Deal button, the Deal Pipeline's Add New Deal button and its "+ Analyze a Deal" prompt when your pipeline is empty, and Analyze Deal on a saved prospect are all shortcuts into that same form, not separate ways of creating a deal.
